Tiles are the first thing a guest notices and the last thing they forgive. We lay wall and floor tiles, porcelain, large-format slabs 60×120 cm and bigger, marble and mosaic using laser levelling and minimal grout lines.
Before the first tile goes down we check the substrate, waterproofing and falls to the drain. We cut with a wet saw and laser level so there are no lips on the edges. We work with porcelain, marble, ceramic, glass mosaic and large-format tiles 120×60 cm and bigger.

€60 to €90 per m²
The lower end is for standard wall and floor tiles, the upper end for large-format slabs. Waterproofing and levelling are included; materials are paid separately. Send a photo of the room, the area and the tile size and we'll give you an estimate. After the free site visit you get a written quote with the exact price and no hidden costs.

60×120 slabs and bigger are at the upper end of the price. Marble and mosaic take longer and we price them at the site visit.

Levelling is included in the price per square metre. Removing old tiles, if needed, is added to the quote.

How much does tiling cost per square metre?

Do you lay large-format tiles, 120×60 cm and bigger?
Yes. We work with large-format tiles 120×60 cm and bigger, cutting with a wet saw and laser levelling so there are no lips between tiles.
Can new tiles go over old ones?
Sometimes, if the old tiles are firmly bonded, level and not hollow. We check them during the site visit and tell you honestly whether it works or the old tiles should come off.
Do you waterproof before tiling?
Always in bathrooms, shower areas and on terraces, and it is included in the price per square metre. We also check the substrate and the falls to the drain before the first tile goes down.
How long does tiling a bathroom take?
It depends on the area, the tile format and whether old tiles need removing and walls levelling. You get the exact timeline in writing after the site visit, together with the price.
Who buys the tiles and adhesive?
Whichever you prefer. You can buy the tiles yourself or we can supply them to your choice. We work out the quantities so you don't overspend.
Do you re-grout and replace broken tiles?
Yes. We clean out the old grout and re-grout, and replace individual broken or hollow tiles. For a small repair a photo on WhatsApp is often enough for us to give you a price.
How much does the site visit cost?
Nothing. The site visit in Varna and nearby districts is free, and the quote is written and without obligation.
Do you work in hotels during the season?
Yes. We have a schedule for urgent repairs in occupied hotels — quietly, quickly and at times when guests are out of the room.
Do you give a guarantee?
Yes, on all work carried out. If something isn't right, we come back and fix it at no extra cost.
Can I leave you a key and be away?
That's exactly what the Property Concierge service is for. You receive a photo report after every visit.
